Thinking of buying property in London from Turkey? This step-by-step guide covers finances, documents, currency insights and the full buying process for Turkish investors.
Introduction
London is one of the world's most established property markets. Its transparent legal system has attracted overseas buyers seeking strong rental demand and long-term investment potential. For Turkish investors, that stability carries extra weight.
Rising inflation and a weakening lira have pushed many Turkish investors to park their capital outside Turkey. Benham & Reeves research shows that the average London home has increased by 117% in sterling terms since 2005. In Turkish lira, the increase is 5,490%.
Rental income adds another layer. At a 5% rental yield, the same average London property would generate around £27,384 a year in 2026, compared with £12,597 in 2005.
With a dedicated office in Istanbul, our Turkey team helps buyers understand the London market, identify suitable properties and manage the purchase from Turkey.
Why Turkish investors are turning to London
The numbers make the case clearly.
In 2005, the average London home cost £251,933, around 594,080 lira at the exchange rate of that year. Today, the average London home costs £547,685. In sterling, that's a rise of 117% over two decades. Converted into lira, at today's exchange rate, that same property has climbed by 5,490%.
Since 2020, the GBP/TRY exchange rate has increased by an average of 36% a year. Average London house price growth in sterling terms has been around 1.2% a year. Once the same property is measured in Turkish lira, the average annual increase has been around 37.9%.
London is home to a large, diverse population of international professionals, students and businesses. This pool creates consistent demand for rental homes, particularly in well-connected locations.
Arranging your finances
There are many ways to finance a London property purchase from Turkey.
- Cash purchase. If you have the funds available, buying in cash is the simplest option. It removes the need for a mortgage approval and makes the process straightforward.
- International mortgages. Many UK banks and lenders offer mortgages to overseas buyers, subject to their lending criteria. Lenders typically assess your credit history, income, assets, deposit, property type and country of residence.
- Private financing. Loans from family or private lenders are another route. The terms here depend entirely on what's agreed between the parties.
Whichever route you choose, make sure you speak to a financial advisor who understands cross-border property purchases. Exchange rates, tax rules and legal requirements all need to be factored in before you commit.
Mortgage eligibility
If you are applying for a mortgage in London as a Turkish resident, a few things can affect your eligibility:
- Income, the property type and your ability to provide proof of residence and identity documents.
- Loan-to-value ratios. UK lenders typically cap this around 70% for overseas buyers. This translates into a deposit of typically 25–30%.
- Documentation. You'll need to present proof of income. It can be from domestic earnings or international assets.
- Cross-border complexity. Currency exchange and legal differences between Turkey and the UK can add extra steps. Working with advisors in both countries makes this smoother.
Documentation
Here is the list of documents you'll need to prepare before buy property in the UK as a Turkish investor:
- Proof of identity includes a valid passport or national ID card (a UK visa isn't required).
- Proof of funds comprises bank statements or a letter from your financial institution confirming you can pay.
- Proof of address is a recent utility bill or bank statement.
- Tax identification number (TIN), which is your Turkish TIN.
- Additional documents include business licences, reference letters or investment profiles, depending on your situation.
- All documents need to be certified by a licensed UK professional a conveyancer, solicitor, chartered accountant or notary.
Narrowing down your search
Before we start showing you properties, we'll help you work through a few decisions:
- Why are you buying? For yourself or as a rental investment?
- Transport connections are particularly important for rental investment. Properties close to the Underground, Elizabeth Line and other major transport links can appeal strongly to tenants. Apartments are popular with overseas investors because they can be easier to manage and often appeal to London's professional rental market.
- Size. Typically, one and two-bedroom units tend to rent out faster and deliver higher rental income.
- The location. London has 32 boroughs. Central London or further out: the final choice and decision depends on your budget and goals.
- New or resale. London has a mix of older resale homes. Many off-plan developments and newly completed properties are still being built. Many are leasehold, with lease terms typically running 125 to 999 years.
Know your budget
The final cost of a London property is higher than the listing price once you add. Your budget should include the purchase price as well as taxes, legal fees, financing costs and ongoing expenses.
- Deposit is typically 25–40%, depending on the lender or developer.
- Mortgage fees are arrangement, booking and valuation fees, where applicable.
- Legal fees usually are between £1,000 and £2,000+, depending on the property.
- Stamp Duty Land Tax (SDLT) is charged on properties over £125,000, at rates between 2% and 12%.
- Moving costs are removals and temporary accommodation.
- Ongoing costs comprise maintenance, property management, utilities, UK tax obligations, insurance and service charges over time.
Viewing and shortlisting properties
You don't need to be in London to begin viewing and shortlisting properties.
- In-person viewings. With 21 branches across London, our team can schedule guided tours for you, a family member or a friend once you share your travel dates.
- Virtual viewings. We can also schedule tailored video tours of the properties over Zoom or WhatsApp. These video walkthroughs will cover photos, videos, floor plans and views from the property.
Making an offer and reserving your property
For a completed or resale property, you normally agree the purchase price before proceeding with the legal process.
For an off-plan or under-construction property, you may need to pay a reservation fee. This will secure the property in your name. From here, you typically have 28 days to exchange contracts and pay a 10% deposit.
Don't worry. Our team will guide you through every step of this stage. We will ensure you do not make a payment or sign a contract until the terms are clearly reviewed.
Instructing your solicitor
Every UK property purchase requires a solicitor. They handle the legal side of the purchase process. We can connect you with experienced conveyancers who specialise in international transactions.
Your solicitor will need:
- Proof of identity, such as a current passport (no UK visa needed).
- Residential proof is also needed, such as a utility bill, bank statement or tenancy agreement dated within the last three months.
- Financial proof usually is 3–6 months of bank statements for the account funding the purchase.
- Source of funds comprises documentation showing how the money was earned or acquired (salary, business income, savings, gifts or sale of assets).
Acceptance of the offer
Once your offer has been accepted, the property can move into the legal process.
You will need to pay the reservation fee and sign the reservation form. Your solicitor then begins preparing the contract.
The exchange of contracts usually happens within 28 days of reservation.
Make sure your deposit funds are accessible and ready.
The final, remaining balance is due at completion or on the agreed date for off-plan purchases.
Conveyancing
Conveyancing is the legal process involved in transferring the property to you. It is a legal process your solicitor manages on your behalf:
The seller's solicitor passes a copy of the title deed to yours, confirming the property's legal terms.
Your solicitor handles documentation and represents your interests throughout.
Local searches on the area, amenities and anything relevant to the property's condition or surroundings.
This process is particularly important for overseas buyers because the UK property buying process may differ from what you are familiar with in Turkey.
Exchanging contracts
Exchange of contracts is a major milestone. Before contracts are exchanged, nothing is legally binding.
After exchange, both parties are bound by the agreed terms.
The deposit is normally paid at exchange, with the exact amount depending on the transaction.
For Off-plan properties, payments follow the schedule agreed at reservation.
Snagging and inspection
Before you take ownership, the property should be thoroughly inspected for any issues:
During the inspection meeting, the builder walks you through the property. He notes anything that needs fixing: paintwork, doors, leaks.
During the property walkthrough, you'll be shown how systems work: heating, hot water, electrics, lighting.
Anything flagged gets raised with the developer for resolution before completion.
Completion of purchase
Completion is the final step. The rest of the purchase amount is paid at this stage: the purchase price minus your deposit.
Your solicitor transfers this to the seller's solicitor. Once that's done, the property is yours. Once completion has taken place, you become the owner of your London property.
If you are buying as an investment, the next step can be preparing the property for letting.
Stamp duty
Stamp Duty Land Tax is payable on qualifying residential property purchases in England and Northern Ireland. SDLT is due within 14 days of exchanging contracts. Your solicitor calculates the amount and handles the filing for you.
SDLT returns and payment are normally due within 14 days of the effective date of the transaction. Your solicitor will normally handle this as part of the purchase process.
